Application Fee

$49.95 per adult applicant (non-refundable). This applies to every person 18 years and older who will be living in the unit. Apply now

Credit Score

A minimum credit score of 650 is required. Credit reports will be reviewed for overall credit profile, including payment history, outstanding obligations, collections, judgments, and prior housing-related debt. Meeting minimum criteria does not guarantee approval.

Proof of Income

Applicants must show gross monthly income of at least 3x the rent. If there are roommates, each person must show 3x their portion of the rent. Proof of the last 3 months of income is required.

Valid ID

Valid government-issued ID must be provided by all applicants.

Rental History & Background

Rental history verification, credit review, and background screening may be conducted in accordance with applicable laws.

Move-In Fee

Move-in fee requirements vary by property and will be disclosed prior to lease signing.

Sublease Fee

$200 non-refundable admin fee if a sublease is approved and signed.

Co-Signer Application

Co-signers must meet the same credit, income, and screening criteria as the applicant and will be fully responsible for lease obligations.

Student Loan Documentation

If planning to use student loans to pay rent, documentation is required.
